I’m sure that you have all heard the rumblings of the recent ruling that will significantly affect our industry going forward; being that tenants will no longer be responsible for any accidental damage caused to the property throughout the tenancy, where the Landlord has insurance cover in place that will cover the event.  Nor are they [ the tenant] liable for the excess incurred as a result of the insurance claim pertaining to the event.  I must say this seems rather unjust to me as it tends to suggest that there is no need for the tenant to mitigate loss at all, or to be responsible should loss occur.  Here is the Tenancy Tribunal paper regarding tenant liability for damages.
